Historic Roswell, the houses near Bulloch Hall, and the streets that drop toward Vickery Creek and the old mill sit on irregular lots. Rooflines are shorter. A wreath, garland on the porch, and a clean eave line do the work. Covering a cottage in bulbs makes it look smaller, not more finished.

The Chattahoochee and the Roswell Riverwalk are the southern edge of this part of town. They are landmarks. The jobs are the houses above them.

Martin's Landing and the communities along Holcomb Bridge are larger 1980s and 1990s houses: bigger roofs, pines, and hardwoods in the front yard. A tree wrap starts to matter as much as the gutter here, because the roof sits back from the road.

Brookfield, on the southwest side, is the same generation of family neighborhood, closer to Marietta. Traditional facades, attached garages, and one or two trees that can be wrapped without lighting the whole yard. Willow Springs and the south Roswell streets toward the river are the same kind of established lot.

East of GA-400 and along Mansell Road, the houses get newer and closer in feel to Alpharetta than to Canton Street. More gables, more footage, and a community entrance you pass before the driveway. We price the house, not the subdivision monument. An HOA common area is a separate quote if the association is the one hiring us.

Historic houses are hard to measure from a single front photo because side porches and additions hide footage. If you are near Canton Street, a second photo from the corner helps. East Roswell houses are easier to read from the front elevation.
